28th March New Regulations will come into force on the 6th April 2009
The new Home Information Pack Regulations will come into force on the 6th April despite opposition to the changes.
At the present time a Seller can start to market a property if the Hip has been commissioned (ordered) and does not have to wait for any of the component parts to become available. However from the 6th of April merely ordering the Hip will be insufficient to allow marketing. Instead a number of the component parts must be available for the Hip to achieve "Ready to Market" status allowing marketing to commence.
The components that must be available before marketing can commence are
• Index
• Sales Statement
• Energy Performance Certificate
• Property Information Questionnaire
• Evidence of Title
In addition, the remaining information and documentation required to complete the Hip should be obtained within 28 days.
